Why were we called?
From a recommendation from a mortgage broker and conveyancer.
What we found
2 bedroom unit and the electrical box had not been upgraded to a Clipsal safety switch and was still the old manual fuse that needed rewiring when it burned out.
What we Suggested
Recommended replacement and upgrade of electricals.
The Outcome:
The purchase price was discounted by $5000.00. I haven’t seen one of these fuse boxes since the early 90’s. Nearly all have been converted.
Overpriced and overvalued Pooraka Prepurchase
Reason for engagement: The purchaser wanted to be sure that what she was buying stacked up
What I found. The garage door did not open and close as intended. The entire electricals needed a advanced inspection. The rangehood did not work
Suggested remedy. The garage door opener needed replacement, a new rangehood was required, and the pergola was needing replacement along with the air conditioning unit.
Outcome: The real estate agent did not want me on anymore inspections because I went over and above of a standard building inspection, but he could not prove that my any of my finding were wrong. The purchaser was
