Walking through the property with the inspector at the end of the inspection gives you a clearer understanding of any issues found.  However, having someone at the beginning of inspection just slows me down and is unwarranted because important things can be missed.  Real Estate Agents are kind enough to allow access and having a purchaser and inspector present during the inspection is highly frowned upon and unnecessary.

You’ll typically receive a detailed written report within 24 hours, often the same day.

Most inspections take between 2.5 to 3 hours depending on the size, age, and condition of the property.  Occasionally longer if defects are found.
