Yes my reports often contain 200 odd photos are included to show exactly what we find, along with easy-to-understand explanations.  You get a property condition report which is far superior to a AS4349.1 report.

We focus on visible and accessible areas. We don’t carry out invasive inspections (like opening walls) or specialist reports (e.g. electrical and plumbing compliance or asbestos testing), but we’ll flag anything that needs further investigation.

Yes and it’s encouraged. Walking through the property with the inspector at the end of the inspection gives you a clearer understanding of any issues found.  However, having someone at the beginning of inspection just slows me down and is unwarranted because important things can be missed.  Real Estate Agents are kind enough to allow access and having a purchaser and inspector present during the inspection is highly frowned upon and unnecessary.
