This was an old Californian bungalow 1930’s build and to get leverage off the price with a building inspection.

What we found

With on older property there were many issues with cracking inside and out, but the internal walls were sealed and painted.  The roof void had no insulation and needed to be replacement.

What we suggested

It needed underpinning and the owner had spent a lot of money renovating itand to replace the insulation.

The Outcome

The purchaser was able to negotiate a reduction of 10,000 off the purchase price and then had the building demolished for future development.
