Our reports exceed basic Australian Standards (AS 4349.1 & AS 4349.3) by utilising advanced technology, including thermal imaging cameras and moisture meters to detect hidden termite activity, structural issues, and water leaks not visible to the naked eye and check air conditioning and many appliances to see if they have power. Our superior Building & Timber Pest Inspection is an Inspection of visible foundations, roof framing, structural walls, all claddings external & internal (walls, floors, ceilings, roofing of every available room), checking everything that opens & closes(doors, windows, cupboards, draws, latches and catches), check all taps with moisture readings, accessing roof and check all components including drainage, get inside the roof (to check everything structural, insulation, wiring, plumbing, any rodent problems) and also check the driveways, walkways, garages, carports, sheds, fences, and some appliances just to name a few.

 

This is obviously a very extensive and thorough inspection with an approximately 40 pages filled with detailed photo and some video filled report with personalised comments and recommendations emailed to you within 24 hours of the inspection having been conducted. We also will also follow up once the inspection is complete to explain the issues before you read the report to highlight urgent issues or further inspections. Once you have the report, we will also answer any questions you have to be sure you understand the report.

The Timber Pest Inspection is also a thorough inspection conducted by using the standard equipment and more advanced moisture meters and thermal camera. I am a fully licensed timber pest manager and can also provide termite management systems installed. There are two reports if you order just a building inspection and a pest inspection combined.

 

I take care of everything for you with the agent, arranging access and where possible to give you professional advice and guidance through your purchase journey and normally fit in Inspections very quickly given there is a 48 hour cooling off period.

We focus on visible and accessible areas. We don’t carry out invasive inspections (like opening walls) or specialist reports (e.g. electrical and plumbing compliance or asbestos testing), but we’ll flag anything that needs further investigation.

Yes and it’s encouraged. Walking through the property with the inspector at the end of the inspection gives you a clearer understanding of any issues found.  However, having someone at the beginning of inspection just slows me down and is unwarranted because important things can be missed.  Real Estate Agents are kind enough to allow access and having a purchaser and inspector present during the inspection is highly frowned upon and unnecessary.
