Why were we called?
Prepurchase Inspection
This was a home that was tenanted after many years, and the landlord had not maintained the property to reduce the depreciation but wanted to sell the property at premium property prices.
What we found
No fly screens were fitted on many of the windows, exhaust fan in the bathroom did not work and the one in the ensuite was on its last legs. High moisture found behind the tiles of the shower in the bathroom, Fence needed replacement and contained asbestos with many of the sheets were loose and the retaining walls were in poor condition. Exterior brickwork needed repointing in areas and efflorescence observed in the garage and the wiring and the roof void was needed replacement sarking and had rodents which are known to chew on electrical wires and cause house fires
What we suggested
budget for renovation to make it a home again.
The Outcome
My client walked away, and the property was sold to the next highest bidder who did not have a building and pest inspection carried out. Sold for 1.3 million.
