The purchasers were downsizing and thought they found there forever home. 

 

What we found. 

The inspection covered many minor faults but I could not operate the antiquated air conditioning units.  The Ducted Air conditioner date was 2001 in the roof void.  The agent never anticipated that building inspectors check the air conditioners.  They had been isolated deliberately

 

What we Suggested

Recommend getting a quote for the replacement of the air-conditioning units before cooling off or seek further advice from a conveyancer.

 

The Outcome

The purchasers were able to get a quote for the replacement of the two systems for just under $20,000 and were able to negotiate on the price of 10K deduction because they wanted this home so dadly.  For the record the purchasers husband unknown to me was a licensed builder and I picked up more things than he expected.

The Block Modbury Heights Prepurchase

Reason for engagement.  Purchaser has seen the house and the renovation but was unsure if it was to code.

 

What I found.  What started out as a Block copycat soon ran into problem mainly due to finance or lack off and short cuts were made.  Missing skirting boards, no toilet door therefore no privacy, no smoke detectors installed, cracked vanity basin that start to develop mould, swimming pool gate that did not latch and perimeter fence held up by a screwdriver and tacked on the cut posts then used tent pegs to secure. 

 

Suggested remedy.  Recommended dispensation and leverage off the asking price and that the swimming pool fence the perimeter fence be fixed before settlement.

 

Outcome was sold for 870K and the amount of discount was undisclosed to the inspector.
